Sometimes when making arrangements to view a property, your REALTOR® will mention that a home has a "Time Clause Offer" on it. She will then often follow up with: "Would you still like to view this property?"
Understanding exactly what a time clause is, and how it functions, is vital when deciding whether to move forward with a viewing or an offer.
A time clause offer is usually subject to the sale of the buyer’s current home. The contract specifies that if the seller is presented with a second, better offer, the first buyers have a set period, usually 24, 48, or 72 hours, to either remove all their subjects and commit to the purchase, or step aside.
For Buyers: It provides a safety net. You can secure the home you love while you manage the sale of your own property, ensuring you aren't left without a roof over your head or financially overextended.
For Sellers: In certain market conditions, a time clause offer is an attractive "bird in the hand." If the offer has favorable price and dates, it’s often worth keeping the property under offer while waiting for a firm deal.

When a second buyer places an offer on a home that already has a time clause, it is colloquially known as "bumping" the deal. If you are that second buyer, you must wait out the specified time period to see if the first buyer can perform.
A Critical Warning: During the period you are waiting for a "bump" to clear, you should not place an offer on another property. If both offers were accepted, the results could be financially ruinous.
Whether you should sell first or buy first depends entirely on your personal situation and current market conditions. The details in time clauses vary on every contract, so having an expert review the fine print is essential.
